Height lets there be light

Elegant, spacious interior appears bigger than it really is

AT 1,841 square feet, this show home at 54 Hardman Court represents a good sized bungalow. Add the kind of volume that comes from 11-foot ceilings and an open plan, and the modern three-bedroom home enjoys an elegant and spacious interior that appears bigger than the square footage, says Dan Thiessen, new homes consultant for Dynasty Homes.

"The ceiling height really opens it up a lot. It allowed us to add numerous second-tier windows to bring natural light into the home and put in transom windows at all levels for a completely different feel."

The rooms in the show home do have some definition but the kitchen, great room, and eating nook are open to one another, and a formal dining room flows freely into the great room area. Pillars separate the dining room from the foyer but the room is open to the rest of the house.

"If you're entertaining or have company, (the guests) can all feel part of things," said Thiessen.

Because of its layout, the dining room can also accommodate an expanded table and additional seating when it is required. "It allows for a lot of large groups to get together," says Thiessen. "You literally have a lot of room. You can certainly entertain 20 or 30 people in here quite easily, and everyone would be part of things. It is very very open."

A privacy wing flows off to one side. A pocket door cordons off a bedroom, bath, and another bedroom or den at the front of the house in an area that is separate from the master suite. "If you're having guests coming over you can cordon it off totally with this pocket door, and it just basically keeps that area totally separate and private, which is nice."

Residents in Royalwood at the end of John Bruce Road also enjoy a level of privacy when it comes to traffic, says Thiessen. The road dead ends near Hardman Court making the area a destination rather than a flow through road.

Homeowners, however, have a pedestrian bridge over the Seine River that leads to St. Anne's Road and through a swath of natural forest that runs along the river's edge.

The décor includes chocolate walls and off- white or antique white baseboards and doors. The combination works because of the natural light in the house, says Thiessen. "The amount of window space we have is pretty significant, so between the window space and the large open area, having darker colours lends itself very well because it's just an open large area."

Options include an HRV system, wired speakers throughout, cultured stone on the front, crown mouldings for the ceilings, and a tiled surround in the master bedroom ensuite.
